Seven land sales reported by Talk Business & Politics between April and September 2026 range from $50,530 to $577,136 per acre, a spread of 11.4 to 1 (computed). The lowest is a 79.16-acre Greenland pasture. The highest is a 9.01-acre Fayetteville pasture bought by Walmart.
The Saunders Real Estate Lay of the Land report, released July 30, 2026, covers 2025. It counts 26 transitional and development land sales in Washington and Benton counties covering 2,061 acres and about $97.6 million. The average was $61,124 per acre, the trimmed average was $53,923, and the range ran from roughly $10,000 to $228,000.
Four of the seven 2026 sales sit above that $228,000 top: Cave Springs, Rogers, Springdale and Fayetteville (computed). The two datasets cover different years and land types, so read the comparison as context.

What is still unknown?
None of the seven reports states zoning. Price per acre without zoning and sewer status is an incomplete number. The Saunders report names sewer access as one of the strongest drivers of Northwest Arkansas land values, which is the subject of a separate article on this site.
What does it mean for land?
The three lowest per-acre sales are the three largest tracts, at 71 to 94 acres. The four highest are the four smallest, at 7 to 21 acres. Across these seven sales, tract size and price per acre moved in opposite directions (computed from the table). Seven sales is a small sample. It shows direction and does not set a market rate.
Walmart bought two of the seven, at $299,959 and $577,136 per acre, both above the $228,000 top of the 2025 Saunders range (computed). The articles do not state Walmart's plans for either parcel.
Watch three things: the next Real Deals report for Washington County land, any zoning request filed on the Highfill or Greenland tracts, and the 2026 edition of the Saunders report.
What should buyers and sellers do now?
Before pricing a tract, ask for four documents: the current zoning, the location of the nearest sewer main, the flood map panel, and the recorded road access. The county assessor holds sale records. Talk Business credits the Benton County Assessor's office for the information in its Benton County reports.
