What does the Saunders report add?
The Saunders Real Estate report released July 30, 2026 counts about 24 poultry farm transactions totaling nearly $64 million in 2025. It says income potential, integrator contracts and operating condition drive poultry farm values. Averaging the two figures gives about $2.7 million per transaction (computed, approximate).
What is still unknown?
The report does not state the broiler farm's integrator contract, its production history or its income. Zoning and flood status are not reported for either farm.
What does it mean for land?
The Wann Road sale price is about 2.0 times the $2.64 million the seller paid in 2017 (computed). The two loans total $4.23 million, about 80 percent of the price (computed). A buyer at that price is paying for the poultry operation, and the acreage is a small part of the number.
The Coon Creek farm lists a house, a barn and creek frontage. The buyers state a family-keep plan, so no resale price follows from it.
Watch three things: the next broiler farm sale reported in Benton County, any 2026 edition of the Saunders poultry numbers, and whether the Coon Creek buyers add or sell acreage.
What should farm buyers do now?
For a poultry farm, ask for the integrator contract, the last several flock settlement sheets and the house age and equipment list. For a family farm, ask for the survey, the access easements and any timber or water records.
